i did not like that at all, and i was not going to let that happen, so i said that he could stay there until he found a valid place to live.

i wondered how long it would take, and i wondered in my (unfounded) pessimism if my funds would be frozen in the meantime.

i have an email alert system set up for cheap rent in the mountains, and yesterday i got an email from that alert system, and one of the houses was going for $200 per week, so i rang the real estate agent and told him about it, and he said that they had already discovered it, and that they had applied, and it is almost certain that the old man will go to live there. the old man inspected the place and he very much liked it, and the person who owned the place wanted a senior citizen preferably to live there, and all the other applicants are not senior citizens, and the real estate agent said that the old man would probably move there on monday, and i could move in to my house on tuesday.

i was very upset about displacing the old man from being able to live in his own place, and now i am relieved of that worry.


That's very odd. I had to wait 42 days before I could get the keys to my place after paying my deposit and exchanging contracts.

Not only should you do the final inspection before paying the balance to make sure that there's no damage (I trust the old man is getting his bond back? He's getting moved out so fast he'd barely have time to leave the place in a clean condition!), but you should do it to make sure that the inclusions on the contract are there; if the contract says things like the stove, window furnishings and security screens are included, make sure they're physically there in/on the house at the final inspection. otherwise you can legally postpone settlement until the inclusions are re-instated by the seller.

settlement can happen once the place is vacated and i have inspected it. in my case it was shorter than the usual 42 days. 42 days is the term that allows everyone to get their act together, and he likes the place that he wants to move to, and it is almost certain that he will be accepted, so i expect he will be gone fully by tuesday next week.

the 42 day clause is (among other things) to protect him from being ousted before a reasonable time has elapsed.
i will pay the balance hopefully next week on wednessday.

i do not really care about the fittings. there is a stove and a dishwasher and a garden shed etc in the contract, but i am not going to keep the stove or the dishwasher (yuck). i just want the property. curtains and other sundries i will replace.
i am so close to walking in the door and dropping my keys on the table and going to bed there.
very good stuff. it is quiet and serene and it does not matter about minor details. i am determined to secure the property.

My dad said that the speaker cabinet I ordered came in early today, even though it's estimated delivery date was for 4 days from now :D

Then I just finished studying my driver's manual and feel ready to take the test for my permit on Wednesday :)... although I'm still stressed about it despite knowing that I've never failed the test in the 3 times I've taken it in the past. It is an easy test of common sense :?

You don't need to wait for finance to be approved either I guess, seeing as you're paying in cash (8O), which can bring settlement forward.

The tenants in my house had the usual 30 days notice of their lease ending.
